Summary of Green View Subdivision's Declaration of Restrictive Covenants (CC&R's)

The following is a summary of the Restrictive Covenants for Green View Subdivision.  For full information concerning the Restrictive Covenants and Architectural Control, please refer to the Declaration of Restrictive Covenants and Conditions.

 

This is a series of covenants running with the land for the purpose of establishing an and preserving a high quality residential subdivision. These restrictive covenants shall insure that the highest quality building standards will be preserved.

 

  1. The lots used for single family residential homes only.
     

  2. No automobiles, trailers, boats or other vehicles may be parked, or stored on streets within the Subdivision unless they are in running condition, properly licensed and are being regularly used.
     

  3. No activity shall be conducted on the Property, nor improvements constructed thereon which are or may become unsafe or hazardous.
     

  4. No signs of any kind shall be displayed except (5) five square feet advertising the property for sale.
     

  5. No animals, livestock, or poultry of any kind shall be raised, bred or kept on the Property, or any lot excepting only household pets.
     

  6. All lots shall be free from trash, rubbish, garbage, or other waste.
     

  7. No dwelling shall be constructed or erected on any lot which has a finished, ground-level area of less than 1700 square feet excluding garages.  All dwellings to have an attached garage with a minimum two (2) car capacity.  All dwellings shall be of stick-built on-site construction.
     

  8. No dwelling shall be constructed or erected on any Lot until the plans, specifications and plot plans showing the location and style of such dwelling have been approved in writing as to conformity with these covenants (including size) and harmony with external design with existing structures in the subdivision, by the Architecture Control Committee.
     

  9. All fences shall be constructed the same as set by the A.C.C.
     

  10. Various types of exterior architecture is acceptable, but all must incorporate either a clay or concrete tile, anodized metal, or 300 lb architect grade asphalt shingles.  No masonite, wood, or log siding.  Exterior to be maintenance free as possible.
     

  11. Dwellings must be completed for occupancy within one (1) year of pulling a building permit.  The front and side yard landscaping shall be completed for each lot within in twelve (12) months after occupancy.
